Ambassadori Island Batumi is a large-scale international real estate and infrastructure development project in Georgia, backed by investors from the UAE. The project combines premium real estate, commercial assets, hospitality infrastructure, and large-scale urban development initiatives.
задачи
Develop product concepts, including market positioning, target audience profiles, feature sets, use scenarios, and competitive advantages;
Calculate and optimize Technical and Economic Parameters, unit mix, sellable-to-total area ratios, and overall layout efficiency;
Draft product briefs for architects and engineers;
Oversee design decisions across Concept, Schematic Design, Design Development, and Working Drawings phases;
Conduct market and competitive analyses with the finance team;
Define price positioning and run scenario analyses covering unit economics and sensitivity to pricing and unit mix;
Coordinate architects, engineers, hospitality-operations consultants, and marina and commercial real estate advisors;
Shape product vision and standards for third-party developer projects;
Audit concepts, optimize space programs, prepare briefs, and oversee design teams on clients’ behalf;
Develop product decks, scenario comparisons, and strategic decision rationales for stakeholders and partners;
Collaborate with sales and marketing teams to create floor-plan brochures, value propositions, and positioning messaging;
Integrate market and sales feedback into product iterations.
требования
2+ Years of experience in resort, residential, or mixed-use real estate development as a Product Manager, Head of Product, product-side Project Lead, or Product Analyst who has grown into running projects independently;
Proven experience building programs and unit mixes, working with layout solutions, and evaluating their efficiency;
Understanding of design stages and ability to brief architects and other disciplines;
Ability to read drawings and design documentation;
Strong understanding of product-level financial logic, including revenue, cost, margin, and sensitivity to mix and pricing;
Based in Georgia, with priority given to Batumi; candidates based in Tbilisi must be able to maintain regular on-site presence in Batumi;
Fluent Georgian;
Fluent English;
Fluent Russian;
Nice to have: experience with hospitality, branded real estate, offices, or retail real estate; experience in fee-development or consulting for third-party developers; experience with large multi-phase projects and masterplans, including the premium segment; knowledge of the Georgian real estate market; ability to read and check AutoCAD, Revit, and BIM output; high responsibility, professional integrity, strong ownership over text quality, strong analytical skills, exceptional attention to detail, communication and collaboration skills, ability to work under tight deadlines, adapt quickly, and handle sensitive corporate communications.
